Become an Owner Builder

Owners of residential properties may choose to perform their own construction work instead of hiring a licensed contractor, as long as they meet all legal requirements. The City of Miami offers Owner-Builder permits exclusively for owner-occupied One-family and Two-family residential properties.

To perform construction work within the City of Miami, contractors must meet specific licensing, documentation, and insurance requirements. Register as a Building Contractor

Do you want to be a builder in the City of Miami? To build or renovate properties in the City of Miami – building contractors must be registered to verify their certification.

Add/Update a Contractor on a Building Permit

Do you need to update, change, or add a contractor to your building permit? This may apply to an application in-progress or a pulled permit.

Apply for a Construction Noise Waiver

Need to carry out construction work outside of regular permitted hours?
If so, you will need to apply for a construction Noise Waiver permit. Applications for construction within the property is only considered between 6 AM – 8 AM and 6 PM- 8 PM. Applications for overnight work (performed between 6 PM – 8 AM), is only considered for work on the right of way or emergencies.

Get a Temporary Certificate of Occupancy (TCO) or Completion (TCC)

When a building project is close to completion and you want to gain early occupancy, you can apply for a TCO/TCC.

Get a Certificate of Occupancy (CO) or Completion (CC)

Have you recently finished a remodeling or alterations project to your home or workspace? The City of Miami issues a CO/CC to certify that a building has been completed in compliance with code.
