Change or Add an Address to a Property

Were you unable to find your address when applying for a CU or Building Permit? Or do you need to add a unit, floor, or suite to an existing address? This guide explains the steps required to update an address in the City’s records. 

NOTE: If you are applying for an Accessory of Use (i.e. running a business from your home), you may need to go through this process to add an apartment or condo unit to your application.

Review Fees

The following change of address requests cost $100 per address:

  • New Primary (Legal) Address: i.e. new construction, vacant land.
  • Alternate Address (Residential + Commercial): i.e. converting a single-family home to a duplex, mixed-use development, ground-floor commercial/business facing the right-of-way.
  • You aren't changing an address but are seeking a letter verifying that a new address occupies the same space as the previous address (for DERM/Water & Sewer - you will be able to check that box on the application). 

The following change of address types are $50:

  • Condo Units: Residential+ Commercial use. 
  • Office Suites: Commercial Only.
  • Apartment Units: Residential Only. 

Prepare Documents

Please prepare the following documents:

  • Folio number (you can find this through a property search) or Warranty Deed (if County/property search does not reflect the unit number) specifying the Parcel ID number. All applications will need this information. 
  • City of Miami most recent Certified Floor Plan*/Site Plan (you can request site plans from our microfilm division).  All properties other than condominiums will need a site plan. 
  • Building Permit Number / Certificate of Completion (CC).

Submit Application

You will have to complete this process in iBuild.

  • Create an iBuild Account or log into the iBuild Portal to start a new request. 
  • Select Manage Change of Address Requests. 
  • Select Request Address Change. 
  • Select a type of address change needed from the dropdown menu. 
  • Complete the Applicant Information section. 
  • Complete the Owner Information section. 
  • Enter the Primary address in the Address Information, and the Folio Number will be automatically populated. 
  • If this request is related to a Building Application Process Number, enter the BD number in the next field if you selected yes. 
  • Any comments should be entered in the Additional Comments field. 
  • Click Upload Support Documents to submit additional documents that maybe be required.  
  • Click Submit. 
  • You will automatically receive an "AC NUMBER"; be sure to keep track of this number in case you need it later. 

NOTE: You will need to submit a digital application for each/any new unit (i.e. if you are adding five new condo units to a building, you'd need five separate applications).  

IMPORTANT: Some addresses/folios are considered 'exempt' or 'confidential' (Pursuant to section 119.071, Florida Statutes) and will not show up in the City's property search.  We will inform you if this is the case, and you'll need to contact Miami-Dade County Property Appraiser. The confidentiality exemption removal process can take 5-15 business days.  

Await Response & Pay Invoice

  • Once your application is reviewed, you will be emailed an invoice to the email address provided in iBuild. You can pay online or visit our cashier on the fourth floor. You will be contacted if we need additional documentation (like a site plan).
  • If we are unable to process your application, you will receive an email notification. 
  • If this is a New Address or Alternate Address, an official "Change of Address" letter will be sent to the applicant, Post Office and property appraisers. 
  • For all other address types, you will be emailed when the change of address has been approved (usually within 2-3 days).
