Miami Launches “Same Day–No Delay” Walk-Thru for Home Permits

The City of Miami today announced the launch of Same Day–No Delay: Walk-Thru Express Review, a new service designed to speed up residential permitting and provide homeowners a faster, more predictable path to completing home improvement projects.

Beginning immediately, Walk-Thru Express will operate Monday through Friday, 7:30 a.m. to 12:30 p.m. at the Miami Riverside Center (MRC) 444 SW 2nd Ave, Miami, FL 33130, offering same-day reviews and often same-day permits, for eligible residential projects. Homeowners, architects, and contractors can meet directly with plan reviewers from Building, Zoning, and Public Works for projects such as fences, driveways, windows and doors, roofing, kitchen or bath remodels, minor repairs, and MEP work.

“This new program responds to what residents have told me again and again: it should not be hard to get a permit for straightforward work on your own home,” said Mayor Eileen Higgins. “Same Day–No Delay is a one-stop service that respects people’s time. Bring your plans in, meet directly with our reviewers, and for eligible projects, walk out the same day with your permit in hand.”

“We're extremely proud of how our leadership team and the different departments were able to come together to launch this program to better serve our residents,” said City Manager James Reyes. “Residents are going to be able to show up with their plans, go through the different stages of their permit approval process, and walk out with their permit in hand.”

Applicants must upload all documents and plans to ProjectDox beforehand and follow sizing requirements outlined by the Building Department. Walk-Thru services are not available for homes in historic districts, projects requiring structural review (e.g., fences over 6 ft.), properties with open code violations, or after-the-fact/minor legalization work.
With Same Day–No Delay, the City of Miami is delivering a more efficient, accountable, and resident-focused permitting system, one that helps homeowners move forward with confidence, clarity, and real results.
