Request a Future Land Use Verification Letter (FLUVL)

Land Use Verification Letters can be an important tool for anyone wishing to have documentation of a property. Many times, it is used in real estate transactions, but can be a great tool for a current property owners keeping records.

We can provide a written letter confirming Future Land Use Map designations of any property within the City of Miami. Designations include Future Land Use designations, Residential Density Increase Areas, the Coastal High Hazard Area (as defined by the Miami Comprehensive Neighborhood Plan), and other special area designations found on the City’s Future Land Use Map.

Determine the Property is in the City of Miami

Conduct a property search online through the Interactive Mapping Tool (GIS). If the property does not generate a result, it is not in the City of Miami limits.

Tip: Hit 'search' to bring up the search bar, then begin typing in your address. The search bar will begin generating results in a dropdown box. Make sure to follow the address formatting, as seen in the result box.

Submit a request

If information is missing from your application, you will be contacted by the phone or email address on file.

Pay the invoice

Each request carries a fee of $200 per folio.

Once you have submitted the request, staff will generate an invoice that will be sent to the email address on file. You can pay this invoice online, per the directions given.

NOTE: Your application will not be processed until you have paid your invoice.

Receive a Future Land Use Verification Letter 

Once the request is received and the invoice is paid, a confirmation will be sent that staff is processing the request and preparing the letter. The signed letter will be sent via email within twenty (20) business days of confirmation.
