Request a Permit Extension or Completion

Are you running out of time to finalize the work on your project, or you need to request an completion for an expired permit? The City of Miami offers both options. On this page, you will find detailed information on how to request a Permit Extension or a Permit Completion. A Permit Extension can only be requested for active permits, and a Permit Completion must be requested if your permit has expired. The process for each of these requests is different, so please make sure you select the scenario that applies to you and follow the instructions.

Steps

Step 1.Permit Extension Guidelines

  • Permit may be extended once prior to the permit expiration date.  
  • Extensions are granted for 180 days from the date of request to complete all required work and finalize all required inspections.
  • You can request a permit extension via iBuild, regardless of the cost of your project.

Step 2.How to Request a Permit Extension in iBuild

  1. Log in to iBuild
  2. Click on Manage Permit and select the Extend Permit option.
  3. Enter the Permit Number in the search field and click the Search button.
  4. Click the Next button.
  5. Click the Finish button
  6. Click the Download Paperwork to obtain the Fee Summary in PDF format.
  7. Click on the Payments menu and select the Pay Now option.
  8. Enter the Permit Number in the search field and click the Search button.
  9. Click the Pay link in the Search Results.
  10. Click the Continue button to proceed to City of Miami’s Payment Portal.
  11. Click Checkout and complete the payment process.

Once you have paid all required fees, the permit will automatically change the expiration date adding 180 days from the previous expiration date.

Step 3.Permit Completion Guidelines

A Permit Completion must be requested if your permit is expired, and the process is different based on the cost of the work to be performed. Once approved, this process will make your permit active again and grant 180 days from the time of request to complete all required work and finalize all required inspections.

IMPORTANT:

  • If the cost of the work to be performed is $10,000 or less, you can process your request via iBuild.
  • If the cost of the work to be performed exceeds $10,001, your request must be reviewed and approved by the Chief for that specific trade, and your submission must be submitted via email.

Please ensure you follow the correct guidelines to avoid delays in your request.  

Step 4.How to Request a Permit Completion for Projects $10,000 or less

Follow these instructions if: (1) your permit is expired and (2) the estimated cost of the work is $10,000 or less:

  1. Log in to iBuild
  2. Click on the Manage Permit menu and select the Complete Permit option.
  3. Enter the Permit Number in the search field and click the Search button.
  4. Review the information in the General Information and Permit Holder section.
  5. Enter the value of work remaining
  6. Click the Next button.
  7. Click the Finish button.
  8. Click the Download Paperwork to obtain the Fee Summary in PDF format.
  9. Click on the Payments menu and select the Pay Now option.
  10. Enter the Permit Number in the search field and click the Search button.
  11. Click the Pay link in the Search Results.
  12. Click the Continue button to proceed to City of Miami’s Payment Portal.
  13. Click Checkout and complete the payment process.

Step 5.How to Request a Permit Completion for Projects Exceeding $10,001

A Permit Completion request for work that exceeds $10,001 or more must be submitted via email to the City of Miami Building Department, as this completion request needs to be reviewed and approved by the Chief for that specific trade.

  • First, download a paper application.
  • Manually complete all required information.
  • Make sure you select “Completion Permit” in the Change to Existing Permit section.
  • If the contractor is no longer available, both the property owner and the new contractor must sign, and the ‘Change of Contractor’ box should be checked.
  • Once completed, signed by the contractor, and notarized, email your paperwork in PDF format to Arlene Gonzalez at Arlenegonzalez@miamigov.com

After submission and review, you will receive an email with a link to pay required fees. Once you have paid all fees, the permit will automatically change the expiration date adding 180 days (from the date fees are paid).
