Get a Historic Preservation Grant

Eligible applicants can receive up to $75,000 in assistance based on property needs towards home building improvements of exterior architectural features to preserve the existing form and integrity of the historic building or district.

The application period for the program will run from November 17th 2025 to December 19th 2025, with applications available online at www.miami.gov/HPG and in paper format at the Miami Riverside Center, Historic Preservation, Planning Department, 444 SW 2nd Avenue, 3rd Floor, Miami, FL 33130, Monday through Friday, 8 am to 4 pm.

 In order to be considered online or paper applications must be submitted by the deadline. NOTE: Paper applications must be postmarked (at a US post office) by the deadline noted above and submitted via US mail to address above. 

Application

Confirm City Limits and Historic Designation

  • Confirm your property is within City of Miami limits (Folio starting with 01) and is historically designated by visiting https://gis.miami.gov/miamizoning/main. Enter your address in the search window and press the search button. Your property will be selected on-screen with highlighted boundary lines. On the righthand side of the screen you will find all of the “Property Information”.

  • If your property is in the boundaries of the City of Miami, the folio number will begin with "01". If your folio number does not begin with “01,” you are not eligible for this program.

  • Above the ‘Property Information’ table is a series of tabs which will contain information regarding the subject property. Click the right arrow to find and select the HEP tab. If ‘Historic Sites’ and/or ‘Historic District’ is indicated, then the property is eligible for this program.

Confirm Eligibility & Program Details

  • Once you know your property qualifies, e-mail HPGrants@miamigov.com with your name and property’s complete address, and staff will provide you with a copy of the property’s tax card within two to three business days.

  • NOTE: Applicants must attach a copy of the tax card when submitting an HPG application, whether online or in paper format. If you have additional questions about your property, please call the Historic Preservation Unit at 305.416.1137.

Complete all other sections of the application and submit by the application deadline

Applications Reviewed

  • After the application period ends, all those applications submitted online or via US mail will be reviewed and scored as indicated above, and a waitlist will be established and posted by [THIS DATE] at [www.miami.gov/HPG]. Should an applicant be ineligible for the HPG based on program rules, he/she will be advised via e-mail by the City.

        

Inspection Appointment & Collect Documents

  • City staff will contact applicants from the waitlist in the posted order, scheduling an in-person appointment to handle all intake to confirm the applicant is qualified to proceed based on program requirements.

     

Proceed with Work

If you comply with the above, all costs, repairs, timing, and repayments will be explained to you.

 

Grants Program Guidelines

Program Description:

The program will be operated via a partnership between the City of Miami Planning Department’s Historic and Environmental Preservation Division (HEP) and the Department of Housing & Community Development (HCD). The program will provide grants to property owners in the City of Miami for improvements to eligible historic properties until allocation of the funding source is depleted. The work is evaluated by HEP staff for historical compliance and inspected by HCD. Contractors are paid for completed work following approval by the property owner and the City. After the advertised application period for this program has closed, eligible applications will be processed based on the scoring system established by City ordinance.

Income Limits:

This program is open to all income limits. Current City Area Median Income (AMI) limits, based on household size, are noted on the application and the applicant should indicate their household’s income category there.

1. T3 Transect – Limited Development Rights

2. Economic Hardship based on Household Income

Eligible Work:

Work shall be limited to the exterior features of the building consisting of appropriate measures to maintain, repair, or replace deteriorated, damaged, or missing features, including, but not limited to paint, stucco, siding, walls, windows, doors, roofs, porches, and front steps, in accordance with the Historic Design Guidelines for the City and applicable local historic district design guidelines. The HEP office may consider the proposed work in part, or in its entirety, and as it relates to the public right of way. Grants cannot be awarded for work that is already under way, completed, or covered by an insurance claim.
