Owners of residential properties may choose to perform their own construction work instead of hiring a licensed contractor, as long as they meet all legal requirements. The City of Miami offers Owner-Builder permits exclusively for owner-occupied One-family and Two-family residential properties.
Before applying as an Owner-Builder, you must understand the laws that regulate construction contracting, including Florida Statutes § 489.103 and the Miami-Dade County Code of Ordinances, Part II, Chapter 10, Section 10-5. These laws outline the responsibilities, restrictions, and qualifications required to act as your own contractor.
Please note that the City of Miami strictly limits Owner-Builder permits to owner-occupied One-family and Two-family residential work only.
Proof that the owner resides at the property is required. At the time of the exam, please bring a copy of your ID with the property address listed as well as a utility bill with your name and the property address.
